To get the year moving, the technology sector has been one of the most active in the office markets of late. Buoyed by the government’s innovation initiatives, increases in venture capital funding and an overall enthusiasm for start-ups and entrepreneurial spirit, there is a mini-boom in the IT industry.

How is this going to affect the office markets in 2016? The bigger moves are now committed for the longer term including Facebook, LinkedIn, Dropbox and others. So the market will need to cater for the smaller IT firms bringing about the potential need for more shared, incubator or co-working style office environments. Places like the Porter, The Hub, Work Club, and Stone &Chalk are providing such options for start-ups whilst Servcorp and Regus are offering more co-working opportunities. The potential arrival of WeWork and others will add more supply to an already growing pool.

The good thing for small businesses in particular is there is a new range of premises which provide greater flexibility than the standard Lessee-Lessor lease relationship.
